The three programs most Mackay first home buyers look at
Queensland First Home Owner Grant. $30,000 for eligible first home buyers buying or building a new home valued under $750,000, including land. It doesn't apply to established homes. The $30,000 grant was legislated in June 2026 to continue for eligible contracts signed from 1 July 2026; check the current rules with QRO.
Transfer duty concessions. No duty for eligible first home buyers on a new home or vacant land to build on (contracts from 1 May 2025, no value cap). On an established home, no duty up to $700,000 and a partial concession under $800,000.
Australian Government 5% Deposit Scheme. Buy with a 5% deposit without lenders mortgage insurance, through a participating lender. Since 1 October 2025 there are no income caps and no limit on places. The price cap for Mackay and the Isaac is $700,000.
For context, the Mackay local government area median house price was $725,000 in the first half of 2026 (Opteon), just over the 5% Deposit Scheme cap. A new home between $700,000 and $750,000 may still attract the grant and $0 duty but is over the scheme cap.

Common questions
Does this check tell me if I am eligible?
No. It shows which programs you may be able to access based on a few answers. The Queensland Revenue Office decides grant and duty eligibility, and participating lenders apply the 5% Deposit Scheme rules.
Can I use the grant, the duty concession and the 5% Deposit Scheme together?
Often, yes, if you meet each program's rules. A new home under $700,000 in Mackay may attract all three. Each has its own conditions, so we check them together before you sign.
What is the 5% Deposit Scheme price cap in Mackay?
$700,000. The $1,000,000 cap applies to Brisbane, the Gold Coast and the Sunshine Coast. Caps can change, so check the current caps on firsthomebuyers.gov.au.
