Mackay's Northern Beaches take in Bucasia, Shoal Point, Eimeo, Rural View and Blacks Beach, north of the city centre. In 2019, Mackay Regional Council's growth profiles named the Northern Beaches as the region's biggest growth area, projecting about 10,673 more residents (53.6%) by 2036.
Housing on the Northern Beaches
The 2021 Census splits the area into two statistical areas. In Eimeo – Rural View (13,495 people), 92.0% of occupied homes were separate houses, 43.6% were owned with a mortgage and 35.5% rented. In Shoal Point – Bucasia (6,084 people), 90.5% were separate houses, 44.5% owned with a mortgage and 29.7% rented. Median mortgage repayments were $1,852 and $1,733 a month, and median rents $400 and $380 a week (2021 figures, not today's prices). The median age in Eimeo – Rural View was 33, below the Queensland median of 38.
Work on the Northern Beaches
Coal mining was the largest single industry in both areas in 2021 (11.1% and 11.3% of workers), followed by hospitals (about 5%). Many households combine a roster income with a local job, which is exactly where lender choice makes a difference.
Roster income
Base pay is the easy part. Overtime, shift penalties, site and travel allowances, bonuses, labour hire and contracting are where lenders differ, and two lenders can count quite different amounts from the same payslips. Our free Mining & FIFO Borrower Pack has a printable document checklist and a plain-English guide to how lenders usually look at each part of your pay.
First home buyers in the Northern Beaches
- Queensland First Home Owner Grant: $30,000 for first home buyers who buy or build a new home valued under $750,000 (including land), for contracts signed from 1 July 2026. It doesn't apply to established homes.
- Transfer duty (stamp duty): first home buyers pay no duty on a new home, or on vacant land to build one, for contracts from 1 May 2025, with no value cap. On an established home there's no duty up to $700,000, and partial relief for homes valued under $800,000.
- Australian Government 5% Deposit Scheme: buy with a 5% deposit and no lenders mortgage insurance, through a participating lender. The price cap for the Northern Beaches is $700,000. The higher $1,000,000 cap in Queensland applies only to Brisbane, the Gold Coast and the Sunshine Coast.
- Residency: for contracts from 1 August 2026, Queensland's home and first home duty concessions are generally limited to Australian citizens, permanent residents and specified foreign retirees.
Each program has its own rules, set by the Queensland Revenue Office or the Australian Government, and the rules can change. With the area projected to grow, new homes and house-and-land builds are where the $30,000 grant (new homes only) is most likely to apply. Our first home buyer check shows which ones you may be able to use.

Common questions about Northern Beaches
What is the 5% Deposit Scheme price cap on the Northern Beaches?
$700,000, the same as the rest of the Mackay region. General information only – speak to a broker about your situation.
Can I get the $30,000 grant on a house and land package in Rural View or Bucasia?
You may be able to, if you're a first home buyer, the home is new and valued under $750,000 including land, the contract is signed from 1 July 2026, and you meet the other rules set by the Queensland Revenue Office.
My partner works a mine roster and I work locally. How do lenders treat that?
Lenders look at each income separately. Base pay is straightforward; overtime and allowances on the roster income are where lenders differ. We look for a lender whose policy fits both incomes.
Can we meet after work?
Yes, by appointment. Text us and we'll set a time around your roster or job.
